West Valley Prices mostly increasing

Prices are up across the West Valley when comparing July ‘19 with July ‘18, except for Litchfield Park - which surprisingly showed a $21,400 decrease in the median sales price YoY. This might be a statistical fluctuation due to the smaller sales volume - I will run a more detailed report for Litchfield Park next month when August numbers are available, and maybe again once we reach the end of the 3rd Quarter.

In the meantime, we have shown this week that prices have risen across (just about) the entire Valley compared to last year.

Avondale Prices Rising Consistently

The Median Sales Price in Avondale has been rising about $10,000 per year when looking at May’s sales from 2017 - 2019. This seems to be in line with recent charts showing lower-priced areas continuing to appreciate, while higher-priced areas have shown signs of slowing down.

Southwest Valley Shows Strong 1st Qtr

The Median Sales Price increased across the Southwest Valley in the first quarter this year, compared to the same quarter in 2018. Tolleson had the largest percentage increase (13.1%), followed by Buckeye (10.1%) and El Mirage (9.7%). Litchfield Park remained the highest priced city in the area, with a median sales price of $337,500 in Q1 2019.

Avondale up 6% in January

The Median Sales Price in Avondale was up 6.1% YoY from last January ($243,000 vs $229,000), and up 20% from two years ago ($202,000). Lots of ups and downs from month to month, but the trend is clearly upward.

2018 Sales Volume by City

The chart above is sorted by sales volume. Below, I’ve taken the same chart and sorted the cities alphabetically. You can decide which one works best for you.

Phoenix is far and away the leader of the Greater Phoenix Area, with 3-10 times (or more) the number of sales as most other suburbs. Mesa is the 2nd largest suburb, followed by Scottsdale, Gilbert, Chandler, and Glendale.

You’ll notice the East Valley cities typically have more volume than their West Valley counterparts, but there are also more West Valley cities dividing up the land. Overall the sales volume in the East and West Valley is fairly similar.
