West Valley Prices mostly increasing

Prices are up across the West Valley when comparing July ‘19 with July ‘18, except for Litchfield Park - which surprisingly showed a $21,400 decrease in the median sales price YoY. This might be a statistical fluctuation due to the smaller sales volume - I will run a more detailed report for Litchfield Park next month when August numbers are available, and maybe again once we reach the end of the 3rd Quarter.

In the meantime, we have shown this week that prices have risen across (just about) the entire Valley compared to last year.

Goodyear Pricing Climbs Higher

The Median Price per Square Foot in Goodyear was up again this year, coming in at $143.46 last month compared with $134.89 in May’18 and $127.01 in May’17.

While we may be seeing more data and articles pointing towards a possible economic slow-down, prices in Goodyear are sitting almost 7% higher than they were last year.

Goodyear prices flat in April (YoY)

The Median Sales Price in Goodyear rose higher over the last 12 months before falling significantly in April, down to $278,500. This was only $1,500 more than April ‘18 median price of $277,000.

Even more concerning is that April is usually part of a springtime upward trend. Is this an outlying blip, or the start of a different trend? We’ll have to pay close attention to what happens in May and June to find out.

Southwest Valley Shows Strong 1st Qtr

The Median Sales Price increased across the Southwest Valley in the first quarter this year, compared to the same quarter in 2018. Tolleson had the largest percentage increase (13.1%), followed by Buckeye (10.1%) and El Mirage (9.7%). Litchfield Park remained the highest priced city in the area, with a median sales price of $337,500 in Q1 2019.

Goodyear Median surges past $300,000

The Median Sales Price in Goodyear was $303,000 in January, the first month ever above $300,000 for the city. When you consider the upward trend over the last two years, and the fact that Dec-Jan is typically the low / slow time, we might see big things in Goodyear this year. (Too bad past performance doesn’t always forecast future results; we’ll have to wait to see what happens…)
